Real estate crowdlending, explained clearly
Real estate crowdlending is a form of collective investment where several people jointly lend money to a real estate developer or promoter. In return, they receive periodic interest payments until the capital is fully repaid. The operation is backed by an actual property or construction project.
Unlike equity crowdfunding, in crowdlending you do not buy a stake in the company: you provide a loan with a defined term, rate and guarantees. This model is well established in Europe and Latin America as a transparent way to diversify savings beyond traditional bank deposits.
Three steps to participate in a real estate loan
Analyze the project
Each published project includes location, property appraisal, financial plan, term, interest rate and guarantees. You can review the documentation before deciding.
Contribute your amount
Choose how much you want to lend from the minimum ticket. Your contribution adds to that of other investors until the capital requested by the developer is complete.
Earn interest
Throughout the loan term you will receive periodic interest payments. At project completion the principal is returned according to the agreed schedule.
Transparency: the upside and what you should keep in mind
Benefits
Participate in real estate operations without buying a full property or taking on a mortgage.
Each loan has an agreed rate and term from the start, making it easier to plan interest cash flow.
Loans are linked to properties, land or projects with professional appraisal and registered guarantees.
You can spread your capital across several projects, cities and terms, reducing risk concentration.
Risks to consider
A developer may delay or fail to make payments. Ecazonal explains the recovery procedures before you invest.
Committed capital remains invested until the loan matures, except under specific project conditions.
Ecuadorian real estate may be affected by regulatory, macroeconomic or local demand changes.
