Real estate crowdlending, explained clearly

Real estate crowdlending is a form of collective investment where several people jointly lend money to a real estate developer or promoter. In return, they receive periodic interest payments until the capital is fully repaid. The operation is backed by an actual property or construction project.

Unlike equity crowdfunding, in crowdlending you do not buy a stake in the company: you provide a loan with a defined term, rate and guarantees. This model is well established in Europe and Latin America as a transparent way to diversify savings beyond traditional bank deposits.

Three steps to participate in a real estate loan

Analyze the project

Each published project includes location, property appraisal, financial plan, term, interest rate and guarantees. You can review the documentation before deciding.

Contribute your amount

Choose how much you want to lend from the minimum ticket. Your contribution adds to that of other investors until the capital requested by the developer is complete.

Earn interest

Throughout the loan term you will receive periodic interest payments. At project completion the principal is returned according to the agreed schedule.

Do I need to be a professional investor to participate?+

No. Real estate crowdlending is designed for individuals looking to diversify their savings. We only require identity verification in line with Ecuadorian anti-money-laundering regulations.

What is the minimum investment ticket?+

The reference minimum ticket is USD 100 per project. Each operation may define a different amount depending on the type of property and the capital requested by the developer.

How is my money protected?+

Contributed funds are held in a segregated account and each loan is secured by real or personal guarantees. In addition, we publish independent appraisals and developer audits.

When does Ecazonal start operating?+

Ecazonal was incorporated in 2026 and is currently in an educational and pre-registration phase. By subscribing to the newsletter you will receive official information when the first projects open.

Is real estate crowdlending regulated in Ecuador?+

Yes. Crowdfunding activities are regulated by the Organic Law of Entrepreneurship and Innovation and supervised by the Superintendence of Companies, Securities and Insurance of Ecuador.
